Mortgage broker in Macquarie Park

Loc starts every Macquarie Park application by naming the building rather than the borrower, because that is the variable most likely to end the conversation.

Macquarie Park was farmland, then a business park, and is now a residential suburb that still has a business park inside it. Around 11,070 people live here alongside what was counted as the fourth largest concentration of jobs in NSW, with Optus, Oracle, Canon and Johnson & Johnson among the tenants. The median age is 31, seven years younger than the national figure, and that single statistic explains most of the property market here.

Who actually buys here

Young professionals working in the corporate towers, investors buying for the rental demand those towers create, and families positioning for Macquarie University’s 126-hectare campus. Almost all of them are buying apartments, because detached houses barely exist inside the suburb boundary. The buyer mix matters to lenders as much as it does to agents. Ask us why before you sign anything.

That concentration is exactly what makes lenders cautious. High-density postcodes carry exposure caps, and in a suburb where a handful of large towers hold much of the stock, a lender can be full in your building before you have made an offer on it. Minimum internal size rules bite here too, because a good deal of the newer product was designed for the student and young-professional rental market rather than for owner-occupiers. Loc handles most of our Macquarie Park applications. He starts every one by naming the building rather than the borrower, because that is the variable most likely to end the conversation before it starts.

The metro changed the arithmetic

Three metro stations opened here on 26 May 2019, which turned a drive-in employment precinct into somewhere you can genuinely live without a car, and Macquarie Centre sits opposite the university doing the retail work. Rental demand followed the timetable, and investors followed the rental demand. That sequence is worth understanding before you decide what kind of buyer you are here.

Our opinion, which a lot of buyer’s agents will dispute: Macquarie Park is a better investment market than an owner-occupier one, and buyers should be honest about which they are. The rental depth is genuine and structural, driven by the university and the employers rather than by fashion. Owner-occupier resale, though, competes against a constant supply of new apartments, which is a very different dynamic from a house suburb where nobody can add stock. Buy here for yield and hold. Buy here for a quick capital gain and the numbers may disappoint you.

What that means for your application

Investors get the structure conversation first: splits, offsets, and keeping this property standing alone rather than crossed with your home, all of which our investment lending page covers properly. First home buyers get the scheme conversation, because a real share of this stock sits under the caps, which stops being true in most suburbs closer to the harbour, and Loc checks both against the actual contract price rather than the advertised guide.

A real slice of that investor work arrives inside a self-managed super fund, and it behaves nothing like a personal purchase. Borrowing inside super runs through a limited recourse arrangement with the property held in a separate trust, which a far shorter list of lenders will write at all, and the ones who do ask for a larger deposit than they would outside super and want cash left in the fund after settlement. The two filters stack here, because a compact unit in a high-density postcode has already narrowed the panel before anyone mentions super, so Loc checks the building and the structure together rather than one after the other.

Duty still lands hard. The median strata sale in postcode 2113 was $791,000 in the December 2025 quarter across 127 sales, and transfer duty on that comes to $29,782 under the 2026-27 Revenue NSW brackets in our stamp duty calculator, though an eligible first home buyer pays nothing at all, because that median lands just under the $800,000 exemption cap. Check which one applies to you before you bid, because the gap between the two figures is larger than most buyers assume and it changes what you can afford to offer. Do that maths early.

Here is the caveat we give every Macquarie Park buyer, and some do not enjoy it: if the apartment you want is a compact studio in a building that leans heavily investor and student, expect a shorter lender list and a bigger deposit, and expect us to say so before you have paid for a strata report. That is the market working as designed, not a problem with your application. Run your ceiling through the borrowing power calculator first, then compare it with Chatswood, Epping one metro stop away, Hornsby or the rest of the suburbs we cover, because the same budget behaves very differently two stations away, and the West Pymble team runs every one of these applications regardless of which postcode you land in.

Transfer duty depends on the price, the buyer, and current Revenue NSW rules — including first-home-buyer concessions. We calculate it precisely for your purchase, or try the NSW stamp duty calculator.

Why are Macquarie Park apartments harder to finance?

High-density postcodes carry exposure caps, and in a suburb where a handful of large towers hold much of the stock a lender can be full in your building before you have made an offer. Minimum internal size rules bite here too.

Do first home buyers pay stamp duty in Macquarie Park?

Often not. The postcode 2113 strata median was $791,000 in the December 2025 quarter, which sits just under the $800,000 exemption cap, so an eligible first home buyer at the median pays nothing at all.

Is Macquarie Park better for investors or owner-occupiers?

Our view is that it is a stronger investment market than an owner-occupier one. Rental depth is structural, driven by the university and the employers, but owner-occupier resale competes against a constant supply of new apartments.

What is the catch with the compact student-oriented stock?

Expect a shorter lender list and a bigger deposit. A good deal of the newer product was designed for the rental market rather than owner-occupiers, and that shows up in valuations and in lender appetite.

Can I buy a Macquarie Park apartment through my SMSF?

Often, though the lender list is much shorter. Borrowing inside super runs through a limited recourse arrangement with the property held in a separate trust, lenders want a larger deposit than they would outside super, and they generally want cash left in the fund after settlement. A compact unit in a high-density postcode narrows the panel again on top of that.

How long does pre-approval take, and does it clear the building?

Turnaround depends on the lender and on how complete your documents are, and missing paperwork is what commonly slows it. Pre-approval does not assess the apartment itself, because it is given before you have found a property, so in a postcode where a lender can already be full in a building, the building still has to clear at formal approval.
