School catchments do a share of the buying, with Lindfield Public, Lindfield East Public and Newington College Preparatory drawing families who then stay for a decade of enrolments. Those buyers are usually upgraders funding the next house with a sale running underneath, which turns the finance into a sequencing problem well before it is a pricing one.

What the price level does to your costs

Postcode 2070 recorded a median house sale of $4,236,000 in the December 2025 quarter across 35 sales. That figure sits above the $3,870,000 premium residential threshold, so transfer duty runs to $219,757 under the 2026-27 Revenue NSW brackets in our stamp duty calculator rather than the standard-scale figure people expect. The strata median was far gentler at $1,230,000 across 39 sales, which carries $49,537. Same postcode, two completely different cost bases.

None of that duty can be borrowed against the property you are buying. It is cash at settlement, it lands before anyone has discussed a rate, and at this end of the market it is frequently the number that decides whether a sell-first or buy-first plan actually works.

The setting, and the part we say quietly

The suburb runs up against real bushland, with Garigal National Park and Lane Cove National Park bordering it, and the housing on those edges is largely California bungalow and Federation stock in double brick. Bush boundaries can carry bushfire-prone zoning, which shows up in construction requirements and occasionally in a lender’s willingness to take the security. Most of the suburb is unaffected, and the maps are public, so the question is simply which side of the line a particular street falls on. We read the overlay before you pay for building reports.

Our opinion, which agents holding new apartment stock will not thank us for: the older larger flats on the quiet streets are the better long-term hold than the compact new product near the highway, because floor area is the thing lenders and tenants both keep valuing. You give up a lift and a gym. You keep the second bedroom that still rents in a soft market, and you keep a strata levy that is not funding a pool nobody swims in. Space ages well. Marketing does not.
