Two markets in one postcode
Around the station and Westfield Hornsby, newer apartment buildings have gone up along the rail corridor, and they are the natural first-home entry point for the whole district, usually at prices the lower shore has not seen in a decade. West of the highway the streets change character completely. Out there you find Federation-era homes backing onto bushland, close to regional and national parks, and the buyers are mostly families trading commute minutes for a backyard. Two markets, one postcode. Lenders read them very differently, which is where mortgage brokers in Hornsby earn their keep.
The apartment side needs the most care. Because so much of the stock near the line is new, valuation conservatism is a live issue: a lender’s valuer coming in under the contract price on a recently completed building is the most common nasty surprise we see here, and it means finding the shortfall in cash or finding a different lender.
The rate you saw advertised does nothing about that. The junction premium
Hornsby station sits at the junction of the Main North and North Shore lines, with intercity services running through to the Central Coast and Newcastle. Few stations on the network offer more directions to travel in, which is a large part of what keeps tenant and owner demand deep here. The suburb held around 22,500 residents at the 2021 census and the town centre package around them, rail junction, a major Westfield, established schools like Barker College and Hornsby Girls’ High, is the full kit for a commuter suburb. Our view, which agents closer to the harbour will happily dispute: on a dollars-per-amenity basis Hornsby is the strongest buying on the upper shore right now, and the gap will not stay this wide.
What first home buyers should check first
Price matters more here than almost anywhere else on the shore, because a real share of the apartment stock still sits inside the first-home scheme thresholds, which stopped being true in most suburbs south of Gordon years ago. The median strata sale in postcode 2077 was $743,000 in the December 2025 quarter across 158 sales, which attracts $27,622 in standard transfer duty under the 2026-27 Revenue NSW brackets, but an eligible first home buyer at that price pays nothing. Zero. The duty saving alone can outweigh a year of rate differences between lenders. Check eligibility before you fall for a floor plan, not after. One caveat, stated against our own interest. If you are buying off the plan in a tower that has not topped out yet, we can arrange the loan but we cannot protect you from a valuation done two years from now, and nobody honest can. Settlement risk on long off-the-plan contracts belongs to you, not the bank. We will say so before you exchange, and we have talked more than one buyer out of a contract because of it.
