We’re based in West Pymble, about ten minutes up the Pacific Highway. Chatswood is home ground for us, not a pin on a map, and it behaves like two property markets wearing one postcode.

Buying in Chatswood

The first market is the tower core around the station and Victoria Avenue, where apartments dominate the stock and most of our first home buyer work happens. The second is the ring of house streets beyond it, quieter and tightly held, priced at a level where the structure of the loan matters as much as the rate on it. The two rarely trade at the same rhythm, and buyers who price one market off the other usually get a surprise at auction. Different buyers, different lenders. What they share is speed: good stock in either market does not sit around waiting for your finance to catch up.

Apartment buyers here deal with questions that house buyers never meet. Some lenders on our panel apply postcode exposure caps in high-density areas like 2067, which means a lender can decline a perfectly good borrower simply because it already holds enough apartments in the building or the suburb. Minimum internal sizes matter too. If you’re looking at a studio under about forty square metres, be honest with yourself early, because most lenders won’t touch them and the few that will want bigger deposits.

Sina looks at the strata report and the building before he looks at the rate table for exactly this reason. The right lender for a Victoria Avenue tower is rarely the right lender for a freestanding house on the western side, and choosing badly costs weeks.

What the interchange did to demand

Chatswood’s calling card is the commute. Since the Metro was extended through the city to Sydenham in August 2024, the suburb stopped being the end of a line and became a through-station on the fastest cross-city corridor in Sydney. The station now moves around 54,700 passengers a day across Sydney Trains and Metro services, making it one of the busiest in the city. Four platforms, two systems, one very deep escalator. That daily number is the engine under every price in the suburb.

For buyers the practical effect is a widening circle. The premium once reserved for towers beside the interchange now stretches further out on foot, and older walk-up apartments inside that circle compete against new stock they never used to. Our opinion, and plenty of agents would argue with it: those older walk-ups are the more interesting buy right now. You get the location without paying the new-building premium, and lenders generally like their bigger floor plans anyway.

Daily life, briefly

Chatswood Chase and Westfield anchor the retail core, and school demand from Chatswood High and Chatswood Public keeps families bidding on the same streets as downsizers and investors. It is a genuinely self-contained suburb. Plenty of our Chatswood clients barely use the car on weekends.

How we work it

Investors come to us for structure. Chatswood’s transport and commercial base make it a long-standing rental market, and the loan setup, split, offset, which property secures what, decides how easily the next purchase happens. First home buyers come to us for a realistic ceiling before they fall for something, and for scheme eligibility checked against the actual apartment they want rather than in theory. One caveat worth stating plainly: if you want a rate quote today with no conversation about the building you’re buying into, we’re the wrong brokers for you. The building is half the approval here.

Worked numbers help more than adjectives. The median strata sale in postcode 2067 was $1,170,000 in the December 2025 quarter across 65 sales, and transfer duty on that comes to $46,837 under the 2026-27 Revenue NSW brackets in our stamp duty calculator; houses ran to $3,480,000, where the duty is $172,687. That is cash on top of your deposit, not part of it. Budget for it early.
