Land tax calculator NSW

Enter the land value of each property you own other than your home. You'll see the 2026 land tax on the combined value, how far you are from the threshold, and the surcharge if you're a foreign person.

Use the Valuer General’s land value, not the price. The default is the median residential land value in Ku-ring-gai, $2,210,000 at 1 July 2025 (NSW Valuer General). Leave your home out: it’s exempt.

How it adds up

What the calculator follows

The 2026 rates are Revenue NSW’s: nothing up to $1,075,000 of combined taxable land value, then $100 plus 1.6% of the value above it, and $88,036 plus 2% above the premium threshold of $6,571,000 (Revenue NSW thresholds and rates). The thresholds have been frozen since 2025, and Revenue NSW confirmed them for the 2026 year. Each property’s value is the average of the years you enter, as Revenue NSW averages up to three. A foreign person also pays a 5% surcharge on residential land, with no threshold.

The simplifications, so you can discount them. It’s for individual owners: special trusts get no threshold and companies are treated differently. Jointly owned land is assessed as a single owner first and then by share, which this doesn’t model. No exemption beyond your home is applied. NSW land tax questions

What is the land tax threshold in NSW?

$1,075,000 of combined taxable land value for the 2026 land tax year. Revenue NSW froze the general and premium thresholds from 1 January 2025, and the 2026-27 NSW Budget didn't change them.

Do I pay land tax on my home?

Not on your principal place of residence, which is exempt. Revenue NSW allows one exemption per family, and only one property worldwide can be an owner's home. Investment properties, holiday homes and vacant land are taxable whether they earn income or not.

Why does the calculator average three years of land values?

Because Revenue NSW does. It uses a three-year average of the Valuer General's land values, which smooths out a single big jump. Where a parcel is newer than three years, only the years since it was created count.

When is land tax assessed?

On the land you own at midnight on 31 December, the taxing date, for the following land tax year. Assessment notices go out from January. It isn't worked out pro rata, so selling in February doesn't reduce the year's bill.

Is there a discount for paying early?

Yes. Revenue NSW gives a 0.5% discount if you pay in full before the due date on your notice, and it offers interest-free plans of three, six or nine months.
