Norwest is an employment precinct that grew a residential suburb on top of itself, and the lending questions follow from that order rather than the other way round. It was only proclaimed a suburb on 29 June 2018, which makes it younger than most of the loans we review.

Who buys here, and what trips them up

Norwest Business Park sits inside the suburb and spills into Bella Vista and Baulkham Hills, and a real share of our clients here either work in it or run something inside it. That second group is the interesting one. Self-employed income gets read very differently from one lender to the next: add-backs one lender accepts without comment, another strips out entirely, and the spread between the most and least generous reading of the same two years of returns is routinely wider than any rate difference on offer. A one-year-returns policy exists at part of our panel and nowhere else, which matters enormously if your last full year was your strongest one.

The housing is the other constraint. Residential stock here is low-density housing, townhouses and apartments, with the newer apartment product clustered tightly around Norwest Lake and the station. Concentration like that is exactly what makes lenders cautious: several on our panel apply postcode or single-building exposure caps, so a lender can be full in your tower before you have made an offer on it, and nothing about your payslip changes the answer. Minimum internal size rules bite here too, since a slice of the newer product was designed for the rental market rather than for owner-occupiers.

The metro is the whole story

Norwest station opened in 2019 on the Sydney Metro Northwest line. Before that the precinct was somewhere you drove to at eight and left at six; afterwards it became somewhere you could live without owning a second car, and the apartment supply arrived to meet that. Rental demand followed the timetable rather than the marketing. Investors followed the rental demand.

The council is here too, since The Hills Shire chambers sit within the suburb, which is a small thing that tells you how much the centre of gravity in this shire has moved north-west over twenty years.

The numbers, and an opinion you can argue with

Postcode 2153 recorded a median house sale of $1,980,000 in the December 2025 quarter across 147 sales, carrying $90,187 in transfer duty under the 2026-27 Revenue NSW brackets in our stamp duty calculator. The strata median was $981,000 across 90 sales, which sits inside the first-home concession band rather than under the exemption cap, so an eligible buyer there pays a reduced figure rather than nothing at all. The difference is worth checking against your actual contract price.

Our opinion, and the apartment marketing suites will dispute it: Norwest is a better rental market than a resale one. The business park underwrites tenant demand in a way that does not depend on fashion, but owner-occupier resale competes against a pipeline of new apartments that can keep growing, which is a very different dynamic from a house suburb where nobody can add stock. Buy for yield and hold. Buy for a quick capital gain and the numbers may disappoint you.

The caveat we give every buyer here, and some do not enjoy hearing it: if the apartment you want is a compact one-bedroom in a building that leans heavily investor, expect a shorter lender list and a larger deposit, and expect us to say so before you have paid for a strata report. That is the market working as designed rather than a problem with your application. We would rather lose the enquiry than write you into a building we cannot fund properly.

Because the residential stock is concentrated in a small number of recent towers around the lake and the metro station.
