Frenchs Forest is one of the most house-dominated suburbs we write loans in, and that puts every conversation on loan size rather than building risk. It sits 20 kilometres north of the Sydney CBD in the Northern Beaches Council area.

A detached-housing suburb, with the constraints that follow

Family houses on real blocks push borrowing into the territory where lenders start applying internal limits on single-security exposure and want more equity as the number climbs, and the widest choice of lenders sits below those lines rather than above them.

The hospital changed the arithmetic

Northern Beaches Hospital opened in 2019 as part of a rezoning that provided for 2,200 new homes and around $500 million of road upgrades. That is a substantial change for a suburb that had been almost entirely detached housing, and it brought a different kind of buyer with it.

Medical staff are now a real share of the enquiries we take here, and that matters to the lending. A number of lenders waive lenders mortgage insurance for accredited medical professionals at loan-to-value ratios where everyone else pays a premium, which can be worth tens of thousands on a purchase at this median. Eligibility is narrower than the marketing suggests, though. Charlie checks the specific role against each lender’s list rather than assuming, because the definitions differ and a waiver you do not qualify for is worse than no waiver at all.

Upgraders are the other core group, usually funding the next house with a sale running underneath it. That turns the finance into a sequencing problem well before it is a pricing one, because two settlements have to land in the right order or somebody is paying for storage and a rental at once.

Getting around, and one promise we will not make

The suburb is shaped by its roads rather than a railway, with Warringah Road running east to west and Forest Way and the Wakehurst Parkway running north to south. Families settle here for space and for schools like The Forest High School and Frenchs Forest Public School, then stay long enough that the loan quietly drifts out of competitiveness. Tenure is the enemy of a good rate. That drift is the other half of our work here.

Our opinion, and agents pushing the new medium-density stock will disagree: in a suburb that is more than nine-tenths detached houses, the houses are the asset and the apartments are the convenience play. Buy the apartment if the lifestyle genuinely suits you now. But the scarcity story is the houses. Supply of new units can keep growing. Supply of established blocks cannot.
