Turramurra sits about 170 metres above sea level on the ridge that the North Shore line follows, 16 kilometres north-west of the Sydney CBD. It is a house suburb with a proper village attached, and it sits about ten minutes up the highway from our office in West Pymble. Who buys here and what they need
The stock is 68.1% separate houses, with flats and units at 27.2%, which puts the lending conversation squarely on loan size rather than strata reports. A high bushfire attack level shows up in construction requirements, in insurance premiums, and occasionally in a lender’s willingness to take the security at all, none of which is visible from the street on inspection day. Most of the suburb is unaffected. The point is knowing which part you are buying in.
The village, the schools, the reason people stay
The commercial strip around the Pacific Highway and Rohini Street carries real estate agents, fruit markets, banks and bakeries alongside Turramurra Plaza, which makes it more genuinely useful for daily life than most North Shore villages still manage after decades of drift toward the big centres. School catchments do the rest of the work, with Turramurra High, Turramurra Public and Warrawee Public pulling families in and holding them for a decade or more. The suburb sits inside Ku-ring-gai, the most advantaged local government area in Australia on the official socio-economic index.
Our opinion, and agents further down the line will disagree loudly: Turramurra is the better buy than the stations south of it for anyone who actually uses the train, because you are paying a meaningful discount for four extra minutes that stop mattering the moment you sit down with a coffee. Land size is the one thing you cannot buy back later, at any price, and it is what this part of the line still offers.
