North Sydney is an office district that people also live in, and that shapes the lending more than any other single fact about the place. It holds the second largest concentration of office buildings in New South Wales, with Microsoft, Cisco, NAB and Nine among the tenants, while only about 8,960 people call the suburb home. Workers outnumber residents by a wide margin. The result is a residential market that behaves like an inner-city one while sitting inside a North Shore postcode.

What that means when you borrow

Housing here is overwhelmingly apartments, and lenders read dense commercial postcodes with more caution than they apply two suburbs north. Postcode exposure limits are real: a lender that already holds a large share of a particular tower will decline a perfectly good borrower on that basis alone, and nothing about your payslip changes the answer. Add minimum internal size rules, and the studio and small one-bedroom stock that fills parts of the Miller Street corridor becomes genuinely hard to finance for some buyers.

The Victoria Cross effect

The suburb sits three kilometres north of the Sydney CBD across the Harbour Bridge, it has always had North Sydney station on the North Shore line, and since Victoria Cross metro station opened in August 2024 it has two rail systems inside a short walk. That is unusual density of access for a suburb this size, and it has pulled investor interest toward the buildings closest to the new entrances. Owner-occupiers are competing directly with that money, which shows up as shorter campaigns and firmer prices on anything within a few minutes of an entrance.

Our opinion, and agents selling new stock will not enjoy it: the older, larger apartments on the quieter streets behind Miller Street are the better long-term hold than the compact new product near the station, because lenders value floor area and tenants eventually do too. We would rather write you a loan on eighty square metres in a nineties building than sixty in a glass one. Space ages well. Glass does not.

Schools, and the buyers who follow them

Selective and independent schooling drives a share of moves here that surprises people who think of North Sydney purely as a business address. North Sydney Boys and North Sydney Girls sit alongside Wenona, Monte Sant’Angelo and Shore, which keeps family demand steady for the small number of houses and larger apartments inside the catchment, and makes those the most competitive listings in the suburb by a distance. Retail is thin by comparison, since Greenwood Plaza sits at the station and most residents simply shop where they work.

Costs, plainly

Duty is the number buyers here underestimate. On a hypothetical $1,300,000 purchase, a round figure for illustration rather than a quote, transfer duty runs to $52,787 under the 2026-27 Revenue NSW brackets in our stamp duty calculator, payable in cash on top of your deposit and not something any lender will fold into the loan for you. That figure is cash you need in hand at settlement. First home buyers should check the scheme caps before falling for anything here, because a good share of this market sits above them and eligibility is decided by the price on the contract.

One thing we will not do: we will not tell you a sub-forty square metre studio here is financeable across our panel, because for most lenders it is not, and the handful who will look at it want a much larger deposit.
